Tips to considered before placing the (For Sale Sign)...

Always start out having the cleanest home possible. No one wants to buy a home they feel they have to clean before they move in. And if it’s dirty when they enter, they usually won’t get excited about your home.

Being clean is the most important thing you can have going for you, no matter what type home or size.

Nothing matters as much as having your home look its very best and having it in top notch condition.

Showing your home is crucial to selling it. The more people that get to preview your home or see it, the better your chances of getting it sold.

And so the cleaner your home the better it will show.

I don’t mean to sound rude or abrasive with my next statement but if you aren’t sure what clean means and you’re not exactly a clean extremist, you might want to ask maybe a friend or relative who is a clean fanatic to have a look and give their truthful opinion.

If they find fault with what you have done so far, you might want to take their advice and redo the areas they feel need improvement. Not everyone has the same standards when it comes to being clean. So with that said, by being a little extra clean when trying to sell a home can be a great selling advantage.

Not being clean enough can and will have a big impact and could actually cause you not to get that potential buyer you have been hoping for.

Sellers sometimes don’t think about areas such as closets, cabinets, etc. But if a potential buyer is looking at your home you want to make sure that those areas are neat and clean also.

Clean out and throw away unnecessary items, have the items in drawers and closets neatly stored and arranged. The more arranged and neat the better. Having items neatly placed in all areas give an overall impression that the home is fairly maintenance free. If a home looks high maintenance most buyers won’t feel excited enough to take a second look even if they are somewhat interested.

Today most buyers want that sleek, clean and maintenance free home and lifestyle. So paint a professional clean and exciting picture for them by having these things already done for them ahead of time.

The other word I like to use when describing a home is crisp. When I look for a home I want it to look crisp. What does that mean, well we talked about clean, now let’s talk crisp.

Crisp is another way of saying pulled together, a complete package, which screams fresh looking and new.

Even if a home has been built ten years it can still look crisp. It can show as if it were just built months before, even though we know that not to be the case.

Crisp in my mind means nothing is broken or worn out. All walls are freshly painted, there’s no caulking to be done, the floors are free from scratches and sinks, tubs are free from discoloration, and basically everything looks new and well crisp.

You want the house you are considering to buy to be well like a fresh and crisp new set of sheets.

Crisp and clean it doesn’t get any better than that, except when we use the other C word.

The other C word I like to use in describing a home and what most expect in a home is comfort.

Comfort is so important, and how do we show comfort in a home. How do we portray what comfort means to a potential buyer that is interested in our home?

Well we can show it by the way we have furniture laid out. We can show comfort by way of having a fun and exciting space such as an outdoor room with a fireplace, and seating.

Comfort can come in the form of an oversized soaking tub, where the potential buyer can see themselves taking a long and relaxing comfortable bath.

Comfort is the beauty that the buyer sees in your potential home. A home that is well appointed and thoughtfully planned out, and neat. Comfort can be the feeling they get when they walk in if the home has that clean and crisp appearance.

So remember that the C’s of selling your home can mean top dollar and usually a quicker sale.
